  1. Dear Mr Buffett,
I was a successful Remodeling contractor for 27 yrs in the Sarasota, FL. Area. When the housing and remodeling came to an abrupt end in 2007, I lost my home (thanks to Bank of America. I filled out the Save our Homes paper work, qualified over the phone then filled out the paper work 4 more times, even walking it in to the branch I had banked at for 20 years! They said all of them were lost!) Their constant phone harassing nasty calls at all hours 6-8 times a day caused a heart attack. I told the bank to keep my home! It was a modest 2bd 2ba, 1400 sq ft block house that I bought for $120,000.00 and then put $45,000.00 in improvements into it. Before the bottom dropped out of home sales, others in my quiet neighborhood adjacent to downtown, were selling for $179,500.00. I didn’t plan on leaving but the heart attack scared me and I just wanted to be close to my family in Wisconsin where I was born and raised my only daughter who will turn 60 next month. I moved back in April of 2012, into a modest 2bd 1ba upper flat with about 700 sq ft. I’ve been here for 13+ years. Recently the rental market has gone crazy here. The $750.00 rentals are now $1350.00-$1550.00/month! They are also demanding that your income be 3 times the rent! I live on Social Security. I receive $1924.00/mo. My bills are few. At my age, nearly 79, I really don’t need anything major anymore. I give modest amounts to PBS, and very modest amounts to AARP and American Cancer Society and Danny Thomas’s Children’s cancer research. My Mother was a Cancer survivor and I was fortunate to have a healthy daughter. I cared for my Mother after my Fathers death in 1986(born in 1900) and my Mother lived with me for the last 12 years of her life until 2005. She was 90.
This letter is to tell you about my now dream. My landlord is selling this duplex and has decided to serve both myself and the 82 yr old man and one of his daughters (that live downstairs) with notice to evict papers on the 14th of this month. Neither of us has ever been so much as a day late or a dollar short on our rents. Because the rents have now gone through the roof with nothing available, largely because housing based on income, that used to help a lot of Seniors is now non existent. An outfit called WHEDA, a for profit agency has taken over the money parameters and now the SS amounts and the salary of every working person in the state has been combined making it impossible to qualify for help with safe, clean affordable housing! They are also the ones that came up with the formula that all of these big apartment complexes and the small single family units are all using now . Income 3 times the amount of monthly rent.
Would you consider financing an acre and a half within the city limits that I think would hold 4 side by side duplexes consisting of 2bd 2 1/2ba w/garage on one side and 1 bd 1 1/2ba with a/garage on the other. Open concept living room & kitchen with laundry room and storage for both In between. On a slab, no basements. Old people don’t need steps to fall down or bath tubs to trip over. To put them in a square with a modest hall for parties and shooting pool or playing cards centered in the rear of this square of duplex homes based on income. Paying 50 -60% of their income.
So many of these rehabed old factory buildings and a lot of the new very fancy buildings like those built by Eric Houbvy (ran for Gov. 2024 in WI. And lost!) Advertised and secured govt. Money to build with the promise that a percentage would be held for Seniors. His units are $1700 & up. Needless to say there are no Seniors in his finished 2/3rds empty buildings.
If built with sustainable products, metal roofs, solar panels, LVT flooring, decent midsized appliances and long lasting granite counter tops. Can sky lights in kitchens and bathrooms save on electricity. Durable Hardi board siding. Minimal grass but room for raised vegetable or flower gardens.
Homes for 12 Seniors that don’t have to be evicted because they are living in a building where the greedy land lords think making twice as much justifies doubling the rent. Not caring that people their mothers age have no place to go because the vouchers are used up in the first 4 months of the year that would cover 40-50% of their rent if they could qualify and there won’t be anymore vouchers until January. The current waiting list is a minimum of 19 months+.
I designed all of my remodeling projects, right down to the electrical outlet placement, all the cabinetry, and was on the board of directors of the Manatee Builders Association. A founding member of the National Association of Women In Construction. Our guest speaker at our founding celebration was Janet Reno. She also invited me to go to Miami to help her remodel her Mothers condo that she had inherited. A wonderful person to know and a privledge meeting her. Her health took a turn for the worse so we never got together on her condo but just being asked was so appreciated….
I’m sure once these units are built they will fill up quickly. Personally I know several people in the same situation as myself. All very independent, several of us from very abusive relationships who have lived alone for the last 35 years, thankful to be away from our torturers and never looking for another. PTSD from rapes and beatings….prowd to stand alone even facing eviction.
I have several people trying to help with this semi illegal notice of eviction. Lawyers in Wisconsin don’t want to get involved in landlord/tennant problems even when there are severe injuries involved due to lack of maintenance. (2 months in the hospital nearly died, then came home to 8 weeks of PT and one week later I break my back because stick down tiles, 40yrs old, came loose. I fell and broke my back! Another 8 weeks of PT!

I was very good at raising money and donations for the Builders assoc..for years so I know I could probably get some donations for these Senior Duplexes too. I just don’t have the million-million & a half that it would take to get it up, running and paying for itself.
Hopefully you’ll consider this a worthy cause, keeping a roof over the heads of struggling seniors.

    Thank you,
    Leila M Phelps

    Lessons learned to share:
I should have fired Uniform Components of Houston, a Warren Buffet Company immediately, the first time they did not perform to our agreement.
